Open Houses

So you don't have any listings and you don't have a lot of money to spend on getting them right now.  You need to make money within the next 30 - 60 days.... what is one of the things that you can do? OPEN HOUSES, that's what.  But, you say,  I don't have any listings to do open houses.  No problem - borrow one.  You will find that there are not a lot of agents who enjoy doing open houses.  That's because most of the time, they have done a couple and haven't gotten any business from that time spent.

The first step is to find an open house - the big question is where and what?  The way to choose an open house is to do a little research first - you need to know what neighborhood is selling faster than your overall market average and, what neighborhood is at or just below your market average home price.  That is where and what you need for the PERFECT open house.

The next step is to see who in your office has a listing that matches that criteria. Once you have found that listing, ask the listing agent if you can hold an open house for them. They are going to say yes for a couple of reasons: 1) they don't want to do it themselves and, 2) it will make them look good for their clients!

Here's why you will make them successful. Put up as many directional signs as possible pointing to the home (WITH BALLOONS!). Have materials for every person who walks through the door, flyers, cma, etc.  At RE/MAX Connected, we have a Buyer Discovery process that we share with those buyers that are willing to talk.  This has a high chance of leading to a consultationna.   Preview other homes in the area that are for sale, so that you can refer the client to an alternative home and make a showing appointment.  Follow up with each and every person who you tour the home with.
