So, what else do you need to CONVERT Expired & Withdrawn listings to your clients?
- An Action Plan
Studies show that Expired & Withdrawn listings will re-list within 14 days of going off the market. That tells us that you must contact them early and often within those 14 days. Your Action Plan will consist of a phone call to set up an appointment, exactly like the FSBO appointment to take additional pictures of the home and send an email to your buyers. At RE/MAX Connected we create a listing on our website to make the expired available to our 3000 weekly visitors which gives us another opportunity to communicate with the expired.
- A list of Expired/Withdrawn Listings
In most MLS systems, you can program the MLS to notify you of any and all expired and withdrawn listings as soon as the computers are updated. This notification needs to be daily (as you will probably have daily expireds and withdrawns in your area). Remember, 15-55% of ALL listings will not sell during the initial listing period! Depending upon your area that can become a huge number of potential listings for you! At RE/MAX Connected, we do the search and comparisons to active and compare them to the DNC lists every morning so you don't have to spend valuable time on this.

You've got all of the collateral material ready and have your list - now what? You need to KNOW your scripts and dialogs. What do you say on the initial call that will set you apart from everyone else (you will have others calling). What do say at your initial meeting. How do you follow up and what do say on follow up calls. Make sure that you are fluent in your scripts and dialogs - they will get you in the door and help you CONVERT the sellers to your clients! Get your scripts and practice them with a friend, partner or co-worker. Even better: record your training and evaluate your technique and skill.
